About the area:
This is an ideal location for golfers since there is a nice selection of golf courses within a 10-15 Km radius: Monte Rei (Portugal's Nr. 1 Golf Course), Quinta da Ria, Quinta de Cima, Benamor, Castro Marim and Quinta do Vale.
Castro Marim has a population density of only 6% (habitant/ km2) meaning this is a very peaceful area.
The current project was developed on land that in the past was used as a camping site. Currently, it comprises apartments, single-family homes, a hotel and a shopping area next to the beach.
There is an owners’ association and one of its purposes is to ensure the safety of the resort, 24h per day.
There is also a club that is open to the property owners allowing access to the hotel and the Panoramic Restaurant pools.
About the property:
This property is unique in the sense that it was the first to be built in the area. It was built by its current owners. It overlooks the sea and the beach is only a five-minute walk away.
It is nestled in a 1,338 m2 plot with a covered area of 301 m2.
The project was developed bearing the environment in mind. Only the pine trees that were strictly necessary for the implantation of the villa were cut. Additional pine trees were planted.
In order to get good insulation and low maintenance costs, the villa was lined with shale from Barrancos (Alentejo region). Shale is also a typical rock of this region (from the Algarve hills) and the villa blends nicely in the pine forest of the resort.
The roof was made with three levels of products over the concrete structure: industrial cork boards (4 cm thick), fibreboards and "Old Portuguese" type tiles manufactured in a traditional ceramics factory - Conceicâ;o de Tavira. This means that the villa is very well insulated.
The ground floor comprises a hall, a dining room and a living room, 2 en-suites, 2 bedrooms, a guest bathroom (all of the bathroom tiles are hand-painted and they were supplied by the ceramist "Isabel Garcia", from Sintra), a fully equipped kitchen with granite countertops with a separate laundry room. The mezzanine adds character to the villa and it is currently used as an office room. In terms of heating, there is a hot air outlet connected with the fireplace.
The 1st floor comprises a hall and the master bedroom.
The bathroom walls are lined with marble and there is a bath, a shower and an electric towel rail.
The upper level comprises a rooftop terrace which offers splendid views towards the ocean.
The lower level comprises the basement with a small wine cellar, 2 storage rooms and a garage (with room for 2 cars).
Other features include exterior lighting, installation for satellite TV, BBQ, double glazing, wooden shutters, fireplace equipped with a heat exchanger, oil central heating throughout, A/C, 2 boilers, central vacuum system and alarm.
