The house is located in c / da Serre, an area located north of the town a short distance away, in position
raised and panoramic compared to it, and therefore particularly sought after for the
construction of houses of summer residence but also sedentary
The land with the house object of this report is in a privileged position. Now
in fact it is accessed by a road of about 30 meters that departs from the municipal road, making
access to the fund is very simple and direct. At the same time, however, the position of the house is such
assure absolute tranquility and complete privacy, not being in practice not even visible from the
road since it was built on slightly sloping ground . Moreover, as best we will see more
ahead, the entrance and the veranda are on the east side, opposite the road, and open directly onto the
breathtaking panorama of the entire Valle del Platani and Sant'Angelo Muxaro.
Located at an altitude of about 560 m s.l.m. and in a particularly exposed and ventilated position,
the house is the ideal site for a summer residence.
From the municipal road there is a small 30-meter-long narrowed quarry road leading to the gate
entrance with night lights and intercom.
From the gate then the little road continues for another thirty meters and leads to the veranda and to the entrance
lateral. From this image we can also appreciate the moderate slope of the land that makes it
secluded the house from the street. The house, built with a frame structure in concrete
armed in 1989, it presents at the entrance a large veranda for the entire length of the building, with parapets made of stone-covered walls.
On the veranda there is the main entrance and, in front, a wide staircase that descends towards the ground.
Entering the main entrance leads to a transverse corridor that disengages on the right
in the bedroom, in front of a large bathroom with shower and in a kitchen, and on the left
in a living room in which the side entrance also opens.
In the corridor next to the entrance is the control panel of the alarm system
recent installation (2017)
The house, for an internal surface area of ??about 60 square meters, is well finished and in excellent condition
conservation and maintenance. To this surface must be added the veranda and the technical room
attic, accessible from the outside with ladder. The roof is a gabled roof with Marseilles tiles,
gutters on the long sides and pvc rains. The external finish is in scratched plastic plaster, with
plinth in stone tiles about 90 cm high. The floors are porcelain stoneware, the
walls plastered and finished with water-based paint, aluminum frames, with internal windows and shutters
external, wooden interior doors. The rooms are all well furnished and the furnishings are more than just
complete.
On the upstream side of the house, on the opposite side of the veranda, a wall has been created that gives rise to
to a kind of moat in order to keep the land well separated from the walls of the house,
to avoid problems related to the contact of the walls with the ground, such as humidity or settling
thrust
The equipment in technological systems is adequate, for the intended use: water tank from
10,000 liters with connection to the aqueduct, water system with autoclave and automatic pressure switch;
electric water heater; sewage system for sewage with authorized imhoff pit; connection

electrical system with isolating panel, circuit breakers and life-saving protection

Not far from the building we find a small house belonging to the first one, built in masonry of
tuff quarries in 1993 and undergoing regularization.
Next to the main building, it is accessed by a concrete walkway (about 20 square meters in size, has a single-pitched roof, external finish in mortar rendition
cementitious, iron door and aluminum window with shutter.
Although it is pertinent to the main building, it appears as an independent unit with respect to that one.
In fact, it is equipped with an electrical system, an independent water system with a 500 liter tank, and a small basin with sink
wc, autonomous drains connected to the septic tank. Made internally also this with
ceramic floor and skirting, plastered walls and water-based paint finish
internal division in plasterboard walls (possibly easily removable) and is furnished with
wood oven, table with chairs and cabinet. The bathroom, with sink and toilet, is
closed by a folding door and has a ventilation hole with extractor.
Finally a nod must be done on the surrounding land. Extended about 5,000 square meters, it is slightly sloping e
therefore it does not present stagnant water. Of excellent fertility it is currently cultivated mainly in
almond trees (around 20), olive trees (around 20) and vineyards (around 200 plants, var. sangiovese and nero d'avola),
enough to have secured the abundant supply of wine and oil to the property.
In addition there are various fruit trees such as pear trees, plums, figs, lemons and oranges, prickly pears etc.
A large walnut tree placed between the veranda and the shed provides shade in the summer and fruits in
autumn, and there is also a nice laurel tree.
